THE COTTAGE AT IVY FIELDS FARM

The cottage comfortably accommodates 6 adults OR 4 adults/4children

 The standard check-in time on the day of your arrival is 3pm. You will receive an email with arrival instructions the day before your reservation begins.

The standard check-out time on the day of your departure is 10am. Before you leave, we kindly ask that you do the following items:

•  Collect all used bathroom and kitchen towels and place in hall bathroom tub
• Turn off the lights
• Ensure propane at firepit is off
• If you used keys from keybox please return and lock the box 
• Press center "lock" button on keyless door lock

•  Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that. 

We cannot guarantee the safety of any animals, including service animals, and hence a strict no guest animal/pet policy is enforced. Please remember this is a real working farm and we strive to ensure the safety of our guests and our farm animals alike. 

The cottage is not childproofed and babies/children must be supervised inside the house as well as outside around the farm. 

No smoking in the house please. There are smoking receptacles in the back of the house on the patio.

The farm is so special that you will want to share it with others, however, our farm is for our family, our personal guests, and our registered guests. That said, please do not plan to entertain additional folks at Cottage at Ivy Fields Farm during your stay unless pre-approved.  Quiet hours are from 11 pm to 7 am.

There are 4 steps into and out of the house. The cottage interior offers open concept, single floor living. The farm terrain is typical for the foothills of the Appalachian mountains - rolling hills with decent slope in some cases.

We are certain that you will want to take lots of pictures of our beautiful landscape and endearing animals - and that's A- okay! However, there can be no professional or commercial recording, filming, or photography without our advance knowledge and approval. Also, absolutely no drone usage on farm as it terrifies the animals.

You are more than welcome to enjoy expansive, dedicated areas of the property designated for our guest. There is plenty of room to roam! Please note that this is a real working farm so some areas have been access restricted to ensure the safety of our guests and our animals. While you can view the animals at your discretion, there is NO authorized interactions with the animals.

Absolutely! Our guests get complimentary access to our expansive garden and eggs from our flock of free range chickens
